Follow-up financing in Speyer
When your fixed-rate period ends, it comes down to the remaining debt, a new fixed-rate period and one question: extend with your current bank or move to another one? We look at your existing financing together – ideally early enough.
What we need for an assessment
- 1Current loan agreement with remaining debt
- 2Date on which the fixed-rate period ends
- 3Current monthly instalment
- 4Your plans for the coming years
End of the fixed-rate period
Most German mortgages are fixed only for an agreed period, often ten or fifteen years. When that period ends the loan is usually not repaid in full, so the remaining amount needs a new agreement – the follow-up financing.
When to start looking
A first look three to five years before the fixed-rate period ends leaves time to gather documents, compare offers calmly and secure conditions in advance if that makes sense. Six to twelve months before the deadline is the latest sensible moment.
Understanding the remaining debt
The remaining debt at the end of the fixed-rate period is stated in your loan agreement or repayment schedule. It defines the size of the new loan, the possible instalment and the term. Extra repayments or a Bauspar balance can reduce it further.
Choosing a new fixed-rate period
You set the fixed-rate period and repayment rate again. A long fixed period gives planning certainty, a shorter one more flexibility. What matters is how long you intend to keep the property and which instalment comfortably fits your household.
Extension with your current bank
Your bank usually sends an extension offer a few months before the deadline. It is convenient: no new land charge, no new valuation. The drawback is that you only see a single offer, so a comparison shows whether it is in line with the market.
Switching to another lender
When switching, a new lender repays the remaining loan. The process is well established: documents, approval, transfer of the land charge. It is worth it when conditions or the flexibility you want are noticeably better.
Forward loan
A forward loan secures today's conditions for a date up to several years ahead, usually against a surcharge per month of lead time. Whether it pays off is not only arithmetic, but also a question of how much certainty you want.
Restructuring as one option
Restructuring can be a useful addition – merging several loans, adjusting the instalment, enabling extra repayments. It is one option within follow-up financing, not a separate strategy, and only worth it when it brings real advantages.
Possible costs of switching
Switching normally means notary and land registry costs for transferring or re-registering the land charge, often a low three-digit amount. These costs belong in every comparison, otherwise an offer looks cheaper than it is.
A personal review of your financing
I look at your existing agreement, the remaining debt and your plans, and compare the routes: extension, switching lenders, a forward loan or restructuring. In person in Speyer, the Palatinate and the Rhine-Neckar region, or by phone and video. You get a clear picture and decide calmly afterwards.
