Buying or building

Mortgage financing in Germany

Buying an existing property, building a new home or purchasing your first flat: we go through your numbers together and discuss, in plain language, which financing structure fits your situation.

How the advice works

  1. 1First conversation: your plans, timing and open questions
  2. 2Sorting the numbers: income, equity, property documents
  3. 3Comparing and discussing financing options
  4. 4Preparing and submitting the documents together
  5. 5Support through to payout – and available afterwards

Purchase or new build

With a purchase the price is known early on; with a new build costs arrive in stages. Both can be financed, but the process and the way funds are paid out differ.

Equity

The more equity you contribute, the smaller the loan usually is. Savings, existing Bausparen balances and subsidies can all play a role. We look at what is realistic in your case.

Monthly instalment

Your instalment consists of interest and repayment. More important than the lowest possible rate is that it remains comfortable over many years, including reserves for maintenance.

Fixed-rate period and repayment

The fixed-rate period defines how long your interest rate stays unchanged. The initial repayment rate determines how quickly the remaining debt falls.

Purchase side costs

Property transfer tax, notary, land registry and, where applicable, agent commission are added to the purchase price. We plan these in from the start.

FAQ

Frequently asked questions

Your question is not listed? Just call – it is often answered in two minutes.

How much equity do I need?
As a rule of thumb, the purchase side costs should be covered from your own funds. There are constellations where less is possible; this can only be assessed individually.
When is the right time to talk?
Ideally before you have found a specific property, so you know your range and can act quickly at viewings.
Can you advise me in English?
Yes. Consultations are available in German and English, in person or by phone and video.
